A patterned floor is the least forgiving thing in a house — the eye runs down every joint from the doorway. It comes back to two things: a substrate that was actually levelled, and a layout set out from the room's centre line before the first piece went down.

- Subfloor levelled and checked before anything is set
- Vinyl plank, laminate, large-format tile and patterned mosaic
- Herringbone and geometric layouts set out from the room's centre line
- Transitions, thresholds and stair nosings detailed
- Grout, seal where the material needs it, and a final clean
